Things to Keep in Mind When Renting Your Home
Consider the following when setting up your vacation property:
- Will the item stain, break, or wear out easily?
- Can it be cleaned or replaced without much hassle?
- Is it practical for guests—both sturdy and safe?
Normal Wear & Tear
Homeowners are responsible for replacing household items that naturally wear out over time—such as kitchenware, linens, floor coverings, and other essentials.
Before each stay, SV Vacation Rentals will carefully inspect your property to ensure that it is in top shape, well-stocked, and meets our quality standards.
Linens & Frequently Used Items
High quality linens and bath towels are an important component of the guest experience. We suggest solid white linens with at least a 200-thread count and hotel-quality bath towels.
As part of our inspection process, we may recommend updating linens, towels, furniture or other frequently used items. These suggestions are always optional and handled in partnership with you.
Damage & Theft
If accidental/intentional damage or theft occurs during a guest stay, SV Vacation Rentals (SVVR) will file a claim using our third-party, short-term damage waiver partner—up to the amount covered.
Homeowners will be informed of any damage so repairs or replacements can be handled quickly.

Safety & Property Requirements
Smoking
Smoking is strictly prohibited in all SVVR-managed properties. If evidence of smoking is found, guests will be charged an additional cleaning fee.
Safety Requirements
Each home must be equipped with:
- Smoke detectors
- Carbon monoxide detector
- Fire extinguisher
- First aid kit
- Flashlight
For safety reasons, please avoid any open-flame items in the home.
Trash Removal
Your home should have enough trash bins to accommodate guest use. Please provide clear instructions on bin location, pickup days, and procedures.
Owner Storage
We recommend creating a private, locked “owner’s closet.” This secure space is ideal for storing personal belongings such as clothing, toiletries, and valuables, ensuring they remain protected and out of sight during guest stays.
If the owner’s closet houses important systems such as the electrical panel or furnace, please provide SV Vacation Rentals with a key so our team has access in an emergency.
Before leaving your property, be sure all personal belongings are stored in the owner’s closet. Place appliance, hot tub, and gas fireplace instructions in an easy-to-find location such as a kitchen drawer.
Maintenance
Homeowners are responsible for regular upkeep. SV Vacation Rentals can also help arrange these services and bill accordingly.
- Seasonal flower boxes/hanging baskets
- Outdoor furniture setup and removal
- Snow removal
- Firewood restocking

Inventory Requirements
Each home must be stocked with standard furnishings and essentials. After you join the SVVR program—and during annual follow-up inspections—our local team will review your property to ensure it remains fully equipped.

Feedback From Our Homeowners
“I have used property managers for over 23 years. In all those years, SVVR managers have been by far the best I have ever used. They care about you, your property, and their reputation. I never feel that I am bothering them when I have an issue, which they always kindly attend to.
I can't recommend them more highly, and if for some reason they no longer were property managers, I might have to sell my condo.”
